From an early age, Beau could tell there was something different about Long Beach Island. The easygoing trust—doors left unlocked, bikes left where you dropped them—felt worlds apart from life back home. His dad’s simple reassurance, “You don’t have to worry about that stuff here,” stuck with him and became the foundation of Beau’s lasting connection to the island.

As an adult and full-time resident, Beau quickly recognized the strength of Long Beach Island’s year-round community—along with the lack of a single, centralized source for local information. That realization led Beau and The Guarino Team to create LBI Locals, a lifestyle platform showcasing the people, places, events, and experiences that define the island. What began as a passion project has grown into LBI’s most trafficked lifestyle site, and the team remains deeply committed to expanding it as a resource for residents and visitors alike.

That appreciation for place carries into Beau’s professional life. Before entering real estate, he built a decade-long career in data analytics and consulting, holding full-time roles at PwC, Merck, and Amgen, and working as a private consultant for global companies including Intel, SharkNinja, Corteva, ITW, and Micron Technologies. He now brings this expertise in analytics, financial modeling, and strategic decision-making directly to The Guarino Team.

Today, Beau applies a data-driven, investment-focused approach to real estate, helping clients make informed decisions with clarity, confidence, and long-term perspective—combining analytical rigor with deep local insight.

Whether working with lifelong islanders or those just beginning to explore the area, Beau looks forward to meeting new people, hearing their stories, and guiding them through one of the most meaningful investments of their lives.
